Design Brief: Elevate the existing blank slate to a 'niche' style escape intended for easy, durable year round beach-side living.

The existing bones of the structure are ideal for executing the requested Spanish style - with priority given to the ocean views, the current creamy tile floors, and drywall returned window openings and doorways [versus all trimmed].

- Tile: Complimentary Terracotta Inspired Tile, off of the central living
- Tile: Character Tile, applied selectively in the kitchen | 'bar' zones
- Wood: Trims & Doors, a key component to the visual balance and overall style grounding the neutral palette and bringing in necessary warmth
- Wood: Faux Beams, again layering in warmth while drawing focus to key architectural features of the existing structure
- Textured Paint: Fireplace Focus, a 'Roman Clay' textured application to our standard drywall construction
- Black | Iron: Adding depth to the overall design [this also speaks to the personal style you seem to gravitate to]
- Slipcovers: For ease of living, washable covers on light coloured furnishings

Feature Notes:
- The existing tile remains in the central living, complimented with a warm terracotta inspired tile and rich rugs. - Loft Concept: In the spirit of making sense of the negative space above the entry closet, while simultaneously making use of the rooms height. The addition of a loft could serve the cottage with extra sleeping as well as a great casual lounge for Peyton and friends. *The ladder could alternatively be straight up and down or removable like a library. - Living Room Layout: Creating a focal point with a full height fireplace. The furniture pieces are intended to be flexible and relaxed, split into two zones - fireside and window side. Swings are a fun option to consider. *Changing the door access into the Primary Bedroom with central french doors creates a natural divide and traffic pattern. |

Pivoting the island and changing out two base boxes updates this look and function with a sit-up dining option. Exterior Breezeway | Screen Room
Feature Notes: - 'Destination' Room: This is a philosophy AGI swears by in a home layout where there is technically a room function repeat , especially in a vacation home - ie. two 'living room' zones. By designing out each space with a distinctly divergent style, the rooms call out for use under different circumstances, weather systems, and moods. This concept is being put forward with the screen room | living rooms depicted in this design. *Repeating the same accent colour palette from the interior but flipping its application for a sense of cohesion. |

- Detached Screen Room | Breezeway: Playing off the Spanish emphasis on indoor-outdoor living, as well as that being a fundamental premise for vacation homes, the detached screen room leans into this living philosophy while keeping our maritime weather in mind. A semi protected 'breezeway' directly off the back kitchen | bar, is a natural traffic pattern and makes better sense of the dining window without the expense of cutting into the concrete structure. A woodburning fireplace with woodbox anchors the room. Furniture placement is intentional: allowing simultaneous focus on the fireplace and ocean views, blocking the neighbour to a degree, and creating fluid in-and-out flow to the deck and main cottage.
